What is Ranchos Estates?
A private gated enclave on the eastern shore of the Punta Mita peninsula — 20+ beachfront homes spread along a single calm-water beach on Mexico's Pacific coast in Riviera Nayarit. Owners and rental guests share the gate, the beach, and the El Surf beach club next door. The 10 villas featured on this site are bookable through Villa Experience as fully staffed luxury rentals.
Where is Ranchos Estates exactly?
On the east side of the Punta Mita peninsula, about 45 minutes north of Puerto Vallarta International Airport (PVR) by road. The community shares a private gated entrance.
How do I book a villa?

Is staff always included?
Yes. Every Ranchos Estates villa comes fully staffed: private chef, kitchen steward, butler, daily housekeeping, and a concierge. Service runs 8 AM to 8 PM with surcharge for hours outside that window.
What about food and groceries?
Your chef plans meals based on a pre-arrival questionnaire. Groceries are billed at cost plus a small shopping fee — typically USD $40–50 per guest per day, though it depends on your menu preferences.
Are the rates inclusive of tax?
No — listed nightly rates exclude Mexico's 19% lodging tax and any service fees. Final quotes include all costs.
How far is each villa from the beach?
All ten featured villas are beachfront — they sit directly on the shared Rancho beach. There's no road, parking lot, or building between the villa and the sand.
Can the villas host events or weddings?
Many of them, yes. Casa Akama, Estate Jaguar, and Villa Pacífica all routinely host milestone events, weddings, and corporate retreats. Your concierge handles event coordination — catering, bar, music, décor — billed separately.
What's the cancellation policy?
Standard policy: 50% deposit secures the dates; balance due 60 days before arrival. Cancellation 60+ days before arrival forfeits 25% of total; cancellation inside 60 days forfeits 100%. Travel insurance is recommended.
Can I bring my dog?
Pets are not allowed in any Ranchos Estates villa. Your concierge can recommend trusted pet-sitting options in Puerto Vallarta or Bucerías.
What about airport transfers?
We coordinate private SUV or van service from Puerto Vallarta International Airport. The drive is approximately 45 minutes, billed separately at standard regional rates.
