Villa Pacifica Policies
Length of Stay
Villa Pacifica requires a minimum stay for all reservations. For holidays such as Thanksgiving, Christmas, New Year, Easter, Spring Break, and President’s Week, a minimum stay of 7 nights is required. A minimum stay of 4 nights is enforced for the rest of the year.
Villa Occupancy
The number of nightly guests must not exceed the following: when Villa is booked as a 5-Bedroom, a maximum of 10 adults or ten adults and two children is allowed. When booked as a 7-Bedroom, the Villa can accommodate up to 14 adults or 14 adults and two children.
Staff
Our staff includes an offsite House Manager fluent in English, a Concierge fluent in English, an on-site Houseman/Waiter fluent in English, a Chef for three meals, and 2 Housekeepers for cleaning and laundry. In addition, some staff members reside in the staff quarters located on the property’s far end in a separate building. They are available 24/7 for emergencies.
Food and Drinks
Our services include the preparation and service of breakfast, lunch, and dinner. While we provide the service, food and drinks are omitted. However, we can arrange pantry/grocery stocking and shopping during pre-arrival and your stay. In addition, we can cater to all dietary needs, including vegan, pescatarian, gluten-free, and Kosher, with specially designed menus.
Food, Drinks & Incidentals Deposit
A mandatory daily deposit of US$100 per person per night is required. This deposit is due 15 days before arrival. For reservations made less than 15 days in advance, the warranty is collected at the time of booking. Upon departure, any remaining balance is refundable.
Security Deposit
A security deposit is mandatory and refundable within 14 days of the Checkout Date.
Damage Repair
The renter is financially responsible for any damage caused by the renter or the renter’s guests during their stay. Villa Pacifica reserves the right to charge against the renter’s security deposit for any damages.
Deposits
When booking, a 50% deposit for the entire stay (including Room, Service Charge, and Security Deposit) is required. The balance/final deposits are due 60 days before arrival and 90 days for holidays. For reservations made less than 60 days before the arrival date, full payment is required at the time of booking. The deposit is due 90 days before arrival for holiday bookings.
Cancellation
The initial deposit is refundable until 60 days before arrival and 90 days for Holiday Rentals, with a cancellation fee equivalent to one night’s rent and tax. After that, final Deposits and fees are non-refundable. SupposeHowever, the Guest chooses to terminate the Agreement, and the Owner secures a replacement Guest for the same rental period. In that case, the Owner will refund the Security Deposit to the Guest plus any other deposits received, provided the Owner receives rental payments from the replacement Guest during the applicable period.
Pets
Pets are not allowed on the property without explicit permission from the Owner. Dogs may be permitted upon approval.
Smoking
Smoking is only permitted in outdoor areas.
